Service revenue, lifts/equipment, environmental history and occupancy.

## The financing decision
Can service-business earnings support the building after equipment, inventory and site obligations?

An automotive service property may house mechanical repair, tire sales, collision work or refinishing, each with different equipment, receivables and site questions. Define the actual operation before assuming a generic warehouse or retail model fits. A landlord’s rent case and an operator’s service-business case require separate evidence. The questions below are our financing preparation framework, not a list every lender must require.

## What changes the analysis
### Bays are capacity; completed and collected work is revenue
Bridge repair orders to labor hours sold, parts revenue, discounts, warranty work and collections. Identify dependence on technicians, fleet accounts, insurer programs or a departing owner. Separate customer deposits and unfinished jobs from completed work. A vacant service bay should not receive full forecast revenue until equipment, staffing and demand are supported.

### Site history and ongoing practices are separate reviews
EPA explains used-oil management requirements relevant to repair shops and notes that state requirements may be stricter. Current handling records do not alone resolve historic property conditions. Obtain the environmental review appropriate to the transaction and reconcile tanks, drains, prior uses and identified issues to funding conditions through qualified advisers.

### Specialized operations create costs beyond the shell
OSHA identifies distinct hazards in autobody repair and refinishing. Determine whether the proposed scope includes those activities and obtain qualified review of relevant equipment and controls. Allocate lifts, alignment systems, paint booths and other machinery among owned, leased and financed assets. For related business/property entities, eliminate internal rent while keeping every external debt and property expense.

## Questions to prepare for a lender
### What supports the service and collection forecast?
Reconcile repair orders, labor availability, parts margins, insurer/fleet balances and bank receipts, with repeat work and refunds visible.

### Which environmental findings affect closing or usable cash?
Provide existing reports, historical use information and qualified follow-up findings; distinguish confirmed conditions from unresolved questions.

### What equipment and fit-out costs are necessary to keep the bays earning?
Supply condition assessments, leases, service agreements and replacement quotes, including any operation-specific controls.

## Preparation checklist
These are preparation suggestions; the lender determines the transaction-specific requirements.
- [ ] Repair-order and collections bridge: Separate completed services, work in progress, parts, refunds and customer/fleet/insurer receivables.
- [ ] Technician and bay utilization schedule: Connect labor capacity, service mix and opening hours to supported revenue.
- [ ] Equipment register with liens and maintenance: Identify the ownership and obligations attached to each major operating asset.
- [ ] Environmental/site-history and used-oil records: Support qualified assessment of past conditions and present responsibilities; records are not a clean-site conclusion. (Sources: epa-oil)
- [ ] Entity/lease, debt and facility-improvement schedule: Show who funds repairs and controls, then reconcile rent and debt without double counting. (Sources: osha-autobody)

## Hypothetical decision
### Hypothetical: adding collision work to a repair shop
A buyer plans higher revenue by adding bodywork to a mechanical-repair location.

The revised financing case separately tests staffing, insurer relationships, collections, equipment and the proposed facility work. It also verifies whether the intended use can proceed at the location, rather than assuming the existing operation’s history establishes the new use.

The incremental business needs its own evidence and funded transition before it can support more property debt.

## Using the existing model
The Owner-occupied commercial property workbook can summarize independently supported combined cash and external debt.

It does not model repair-order economics, insurer collections, technician productivity or environmental compliance.

Additional schedule: Add labor/parts/service-bay, work-in-progress, equipment and environmental-condition funding schedules.

- All numerical values are illustrative; no market facts or lender approval are asserted.
- The twelve-month operating model omits taxes on investor returns and future refinancing costs except expressly entered items.
- Author verification uses Artifact Tool recalculation, saved-XLSX reimport and separate JS arithmetic; independent application verification is recorded separately.
- Legal, licensing, environmental, engineering and lender-specific recognition require actual diligence.
