Research method
We start with controlling program documents, relevant regulations, original public disclosures, and primary datasets. Each consequential claim is evaluated for scope, date, and support. Secondary interpretation can be useful, but it does not establish a universal lending requirement.
Financial calculations
Tools use a shared versioned engine. Input labels identify units and timing. Percentage inputs are entered as ordinary percentages—6 means 6%—while structured output records identify their format and preserve the original inputs.
Calculations distinguish net operating income from lender-adjusted cash flow, note payments from underwritten debt service, and committed debt from funded proceeds. The governing documents may require different definitions or conventions.
Testing and limitations
Reference examples are checked independently. Financial tests include zero rates, invalid inputs, signed shortfalls, interest-only transitions, loan maturities, and changes in the binding constraint. A successful automated test establishes only the behavior being tested; it does not establish professional review or loan eligibility.
Taking results with you
Downloadable results include assumptions, model version, outputs, and method references. Inputs remain in your browser unless you deliberately export or share them. Session reuse is explicit, and matching values should be checked before a new calculation.
Source changes
Changing program guidance, definitions, and calculation methods trigger review of dependent material. Dated observations remain dated; reference indices are not executable financing quotes.
