How this calculation works
Method and assumptions
Size takeout debt at entered future cash flow, value and rate. Deduct new fees, costs, reserves, bridge payoff and separately entered delay costs.
Worked example
The default $300,000 cash flow, $4.5 million value, 6.5% rate and entered underwriting tests produce $3,150,000 takeout capacity. Deduct the $3 million bridge payoff, $31,500 origination fee, $50,000 other costs, $100,000 reserves and three months of $30,000 additional delay costs. The exit requires $121,500 additional equity even though gross takeout debt exceeds the bridge payoff.
Before using the result
Know the boundaries
- Educational scenario, not a quote, commitment, approval, appraisal or payoff statement.
- Defaults and thresholds are editable illustrations; the executed documents and lender underwriting control.
- Bridge payoff should already include interest accrued to the modeled exit. Delay cost must exclude amounts already embedded in payoff.
