      How this calculation works

      Method and assumptions

After debt service, capex and reserves, sweep the selected fraction of positive remaining cash when the selected trigger is active. Release no more than the restricted account balance. Track retained cash, distributions and operating shortfalls separately.

      Worked example

The default $50,000 monthly cash flow less $30,000 debt service, $5,000 capex and $2,000 reserves leaves $13,000. An active 50% sweep retains $6,500 and permits $6,500 distributions each month. Over 12 months with no releases, $78,000 is swept, $78,000 is distributed and the opening $100,000 sweep account grows to $178,000.

      Know the boundaries

      • Educational scenario, not a quote, commitment, approval, appraisal or payoff statement.
      • Defaults and thresholds are editable illustrations; the executed documents and lender underwriting control.
      • Simplified priority order and constant monthly inputs. Actual lockbox/sweep definitions, lookback periods, cure rights and release approvals control.
