How this calculation works
Method and assumptions
Build 27 scenarios: baseline, one and two entered NOI declines crossed with baseline, one and two value declines and baseline, one and two rate increases. Size each scenario and deduct fees, costs and maturity balance.
Worked example
With the default $300,000 cash flow, $4.5 million value, 6.5% rate and 30-year amortization, the entered 70% LTV limit binds at $3,150,000. A 1% fee, $50,000 closing costs and $3 million payoff leave $68,500 surplus. Combining 20% lower cash flow, 20% lower value and an 8.5% rate reduces modeled capacity to $2,080,858.29 and creates a $989,950.29 equity need under the same 1.25x DSCR and 8.5% debt-yield tests.
Before using the result
Know the boundaries
- Educational scenario, not a quote, commitment, approval, appraisal or payoff statement.
- Defaults and thresholds are editable illustrations; the executed documents and lender underwriting control.
- NOI and value shocks are independent entered scenarios, not forecasts or an appraisal model. Their relationship must be assessed for the actual property.
