How this calculation works
Method and assumptions
Calculate remaining-pool DSCR, LTV and debt-yield debt capacity. Required paydown is the greater of contractual release price and debt reduction needed for those constraints, capped at full loan payoff. Deduct paydown and sale costs from sale proceeds.
Worked example
Releasing default Property A leaves $4 million collateral value and $340,000 annual cash flow. On $3.5 million pooled debt, the entered 70% remaining-pool LTV limit needs $700,000 paydown. The contractual release price is higher: 120% of the $1 million allocation, or $1.2 million. Required modeled paydown is therefore $1.2 million, leaving $2.3 million debt. A $2 million sale less $100,000 sale costs and that paydown leaves $700,000 cash.
Before using the result
Know the boundaries
- Educational scenario, not a quote, commitment, approval, appraisal or payoff statement.
- Defaults and thresholds are editable illustrations; the executed documents and lender underwriting control.
- Consent, substitution rights, collateral allocation and release tests are document-specific. A full-payoff result does not imply partial-release approval.
