How this calculation works
Method and assumptions
Rent less separately entered vacancy, credit loss and concessions plus other income equals effective gross income. Subtract operating expenses and management for operating NOI; then subtract replacement reserves and apply signed lender adjustments.
Worked example
With the illustrative defaults, $900,000 scheduled rent less $45,000 vacancy, $9,000 credit loss and $20,000 concessions, plus $50,000 other income, produces $876,000 effective gross income. After $350,000 operating expenses and a $35,040 management fee, NOI is $490,960. Deducting $25,000 reserves, a $10,000 income reduction and $10,000 additional expense gives $445,960 underwritten cash flow.
Before using the result
Know the boundaries
- Educational scenario, not a quote, commitment, approval, appraisal or payoff statement.
- Defaults and thresholds are editable illustrations; the executed documents and lender underwriting control.
- Vacancy and credit loss both apply to scheduled rent. Operating expenses must exclude separately entered management fees and reserves.
