Version 1.0.0 · Educational scenario, subject to the stated assumptions.
How this calculation works
Method and assumptions
Compare first 12 actual monthly payments, 12 interest-only payments, annual amortizing payments at note rate, and annual amortizing payments at the separately entered underwriting rate.
Worked example
For the default $3 million loan at 6.5% with 12 months of interest-only payments, actual first-year debt service is $195,000. Amortizing the same balance over 30 years at the separately entered 7% underwriting rate requires $239,508.90 annually: $44,508.90 more. The lower actual payment does not establish the lender’s underwriting coverage.
Before using the result
Know the boundaries
- Educational scenario, not a quote, commitment, approval, appraisal or payoff statement.
- Defaults and thresholds are editable illustrations; the executed documents and lender underwriting control.
- After interest-only, this tool starts the full entered amortization period. It does not infer a program-specific underwriting rate.
