Use a separate row for each lender definition, a consistent starting NOI and identified adjustments. Underwritten reserve expense and cash deposited to a reserve account need not be the same number.
A cash-flow label is incomplete until its definition and calculation period are known. Start with a reconciled NOI version, then show the adjustments used by each underwriting convention. Keep an actual cash budget beside the underwriting bridge because an analytical deduction may differ from a cash deposit.
The Fannie Mae glossary effective September 28, 2026, directly retrieved for this review, directs the NCF calculation to its income-analysis section and applicable product rules. It does not supply one universal commercial-loan formula. The OCC handbook, printed page 42, explains that underwriting expenses can differ from actual cash expenses and that underwriting coverage can differ from loan-covenant calculations. The two reserve and allowance conventions below are fictional examples, not quotations of current Fannie Mae requirements.
Complete normalization before this bridge
Use the companion operating-statement register to reconcile reported results. Enter its accepted analytical NOI and version here. If one lender changes operating income or expenses, document that change explicitly instead of silently substituting a different starting number.
Reserve expense, leasing allowances and other deductions require their own definitions. The template provides an aggregate “other signed deduction” field for compact comparison; attach a detailed schedule when several items feed it. Positive values reduce the numerator, while a negative deduction increases it and needs an explanation.

Field instructions
| Field | Complete with | Avoid |
|---|---|---|
| definition_id / definition_ref | Named convention, version and controlling source | Calling every numerator “NOI” |
| starting_noi_usd | Reconciled annual NOI on the stated basis | Mixing trailing and projected periods |
| reserve_expense_usd | Analytical expense required by that convention | Substituting the amount deposited this year |
| other_signed_deduction_usd | Supported additional adjustment | Double-counting an expense already in NOI |
| actual_reserve_deposit_usd | Cash funded during the same year | Treating it as another automatic underwriting deduction |
| annual_debt_service_usd | Denominator with payment convention identified | Comparing actual interest-only service with amortizing service silently |
Zero debt service leaves coverage unassessed. It does not produce infinite coverage or a pass. Negative cash flow stays negative; the workbook does not suppress unfavorable results.

Both fictional conventions begin with $600,000 normalized annual NOI and $450,000 annual debt service. Convention A deducts $24,000 reserve expense, producing $576,000 and 1.28× coverage. Convention B instead deducts a $36,000 analytical leasing allowance, producing $564,000 and approximately 1.2533× coverage. Neither convention is presented as a current lender offer or program rule.
The $12,000 actual reserve deposit is a separate cash item. Assuming no other cash adjustments, the cash budget after that deposit and debt service would be $600,000 − $12,000 − $450,000 = $138,000 before other capital uses and distributions. It is neither of the underwriting numerators.
Locate a disagreement before negotiating it
If two analysts disagree, compare the starting NOI version first, then the deduction definition, amount and timing, then debt service. This prevents a debate about “DSCR” when the actual disagreement is an omitted leasing allowance or a different payment convention.
Do not add both conventions’ deductions unless the applicable definition requires both. The table compares alternatives; it is not an instruction to combine every lender’s adjustment into a single supposedly universal cash flow.
Deliver the bridge with its limits
Attach the detailed adjustment support, relevant guide or contract excerpt, and debt-service calculation. Record the reviewer’s actual acceptance separately. A sponsor-prepared matrix can make differences transparent without claiming to bind the lender.
Revisit the bridge when the NOI version, reserve requirement, payment schedule or definition changes. Keep the previous version so the financing team can explain why sizing changed. The goal is a reproducible numerator and denominator, with actual cash needs still visible alongside them.
