      How this calculation works

      Method and assumptions

Apply the entered paydown, compare resulting coverage/leverage/debt yield with entered conditions, and reconcile fee, paydown and reserve funding against available cash.

      Worked example

A $100,000 paydown reduces the default $3 million loan to $2.9 million. Against $4 million value, that is 72.5% LTV, above the entered 70% limit. The $100,000 paydown, 0.5% fee on the old balance ($15,000) and $50,000 reserve top-up require $165,000 cash, leaving a $65,000 shortfall against $100,000 available. Together with unconfirmed other conditions, three modeled conditions are not met or not assessed.

      Before using the result

      Know the boundaries

      • Educational scenario, not a quote, commitment, approval, appraisal or payoff statement.
      • Defaults and thresholds are editable illustrations; the executed documents and lender underwriting control.
