      How this calculation works

      Method and assumptions

Equity equals price less assumed principal plus fees, closing costs and new reserves. Calculate existing-note payments and balloon using remaining amortization; compare replacement-rate payment on the same balance and amortization.

      Worked example

A $5 million purchase with $3 million assumed debt, $50,000 transfer fees, $40,000 closing costs and $100,000 reserves needs $2,190,000 cash equity. At the existing 4% rate with 240 amortization months remaining, the payment is $18,179.41 and the balance after 84 months is $2,208,608.07. Applying a 6.5% comparison rate to the same balance and amortization increases the payment to $22,367.19; consent to the assumption remains a separate question.

      Know the boundaries

      • Educational scenario, not a quote, commitment, approval, appraisal or payoff statement.
      • Defaults and thresholds are editable illustrations; the executed documents and lender underwriting control.
      • Assumption availability, transfer consent, release of guarantors and fees require lender confirmation. This tool does not determine assumability.
