      How this calculation works

      Method and assumptions

Monthly cash equals opening cash plus rent and other income less operating expenses, debt service, leasing costs and capex. Report the lowest balance, first threshold breach and incremental funding needed to maintain the entered minimum.

      Worked example

Starting with $200,000 cash, the four default monthly net cash flows are −$59,000, −$40,500, −$12,000 and +$12,500. Cash reaches its low point of $88,500 in March 2027 and finishes April at $101,000. Because the low point remains above the entered $50,000 minimum, no additional funding is needed in this particular schedule.

      Know the boundaries

      • Educational scenario, not a quote, commitment, approval, appraisal or payoff statement.
      • Defaults and thresholds are editable illustrations; the executed documents and lender underwriting control.
