The financing decision

Which operating receipts and obligations are available to support property debt?

Funeral-home financing needs a clear distinction between current operating receipts, obligations for future services and the real estate supporting the operation. A prearranged contract book is not automatically cash available for property debt. Begin with the actual contracts, accounts and legal entities, then reconcile the business and property views. The following analytical preparation suggestions are not a nationwide trust-law or lender checklist.

Service mix and succession shape repeatable operating cash

Separate at-need funeral and cremation services, merchandise and other material activities. Reconcile service counts, collected revenue, third-party disbursements and direct costs. Explain owner duties and replacement compensation when a seller retires. A succession case should show who can perform the work, manage customer relationships and oversee the facility after closing.

Preneed balances need a rights-to-cash schedule

Service Corporation International’s 2025 filing provides an example of preneed contracts, trust investments and deferred revenue. Use it to recognize the categories, not to impose its structure on every funeral home. Obtain a subject-specific legal/accounting reconciliation of cash ownership, restrictions, release conditions, cancellation rights and unfulfilled services before treating any amount as available liquidity.

Check operating permissions and consumer obligations before closing

FTC guidance describes Funeral Rule disclosures for covered pre-need and at-need arrangements. Review the subject provider’s obligations and applicable state requirements with qualified advisers. For finance, allocate identified remediation and transition costs. Separate building and equipment value from business goodwill, and eliminate related-party rent when combining entities while retaining external occupancy costs and debt.

A hypothetical decision

Hypothetical: a large contract book, limited closing liquidity

A buyer sees substantial preneed-related balances and plans to use them as the down payment for the premises.

Reconcile those balances to their funding arrangements and remaining service obligations. The financing case separates amounts actually available under the governing documents from restricted or contingent balances, then funds the acquisition without presuming access to unavailable cash.

The takeaway: The relevant liquidity figure is supported by rights to use funds, not by the headline value of contracts or investments.

Model scope and limitations

This model combines business and property cash, deducts listed business obligations, and tests the cash remaining for proposed property debt. It does not calculate standalone landlord NOI or establish lender-defined global coverage.

New preneed deposits and remaining restricted funds never enter available operating cash or debt-sizing receipts. Only separately verified releases for fulfilled services enter the cash bridge, capped by entered fund availability.

The restricted balance rollforward is a cash tracking example, not a trust sufficiency, legal release, insurance assignment or state compliance determination. No investment earnings, refunds or unfunded preneed liability are modeled.

  • All numerical values are illustrative; no market facts or lender approval are asserted.
  • The twelve-month operating model omits taxes on investor returns and future refinancing costs except expressly entered items.
  • Legal, licensing, environmental, engineering and lender-specific recognition require actual diligence.

Questions to prepare for a lender

Use these questions to organize a financing discussion. A lender sets its own credit requirements and determines which evidence applies to your transaction.

Which earnings remain after the current owner steps away?

Provide service-count and margin evidence, staffing responsibilities, compensation normalization and the transition agreement.

Which preneed-related funds can legally support current obligations?

Request contract/account reconciliation and qualified interpretation of release rights; do not assume every bank or trust balance is unrestricted.
