The financing decision

Do verified collections cover utilities, machine obligations, reserves and property debt?

Laundromat underwriting should connect verifiable customer receipts to utility usage, machine ownership and replacement needs. A building leased to a laundry operator produces rent; a borrower operating the laundry earns business revenue with a different cost structure. Combining those views without eliminating intercompany rent can overstate repayment capacity. This guide’s questions and document list are our analytical preparation suggestions, not a universal lender mandate.

Reconcile collections through more than one record

Separate coin, card/app, wash-and-fold and commercial-account receipts. Match payment-system reports and collection logs to deposits, refunds and recorded revenue. Compare machine activity and utility consumption as reasonableness checks, investigating leaks, free cycles, shared meters and unmetered uses. A seller’s claimed turns per day or a water bill alone does not establish collected sales.

Equipment ownership changes the available cash

ENERGY STAR buying guidance distinguishes purchasing/leasing equipment from route-operator arrangements. Read the actual contracts: who owns the machines, receives collections, pays utilities and funds repairs? Document machine capacity, age, condition and liens. Use equipment-specific information and local tariffs for a replacement case rather than applying published average savings directly to the property.

Utility and replacement timing can bind before annual profit

Build a monthly view of water/sewer, gas, electricity, repairs and equipment payments. Include installation disruption and any documented service-capacity work. For related property and operating entities, eliminate their matching rent in combined cash, then retain external property costs and debt. Wash-and-fold growth needs a separate labor and collection schedule rather than the self-service margin.

A hypothetical decision

Hypothetical: lower bills, unverified sales

A buyer forecasts both higher collections and lower utility bills after replacing old machines.

Test the revenue change separately from the equipment efficiency case. Reconcile baseline collections, use vendor-supported assumptions with actual tariffs, and include installation downtime and equipment financing. The two benefits should not be assumed to occur automatically together.

The takeaway: A credible loan case connects collections, machine rights and the funded replacement plan in one cash schedule.

Model scope and limitations

This model combines business and property cash, deducts listed business obligations, and tests the cash remaining for proposed property debt. It does not calculate standalone landlord NOI or establish lender-defined global coverage.

Wash cycles are capped by entered daily capacity and use calendar days. Counts and prices need collection-log/payment-system reconciliation. Utility use is a reasonableness check, not proof of sales.

Wash-and-fold pound cost includes its incremental labor, supplies and utilities. Self-service cycles exclude those loads; dryer receipts are separate. Other energy/repair cash includes dryer costs, avoiding a duplicate utility deduction.

  • All numerical values are illustrative; no market facts or lender approval are asserted.
  • The twelve-month operating model omits taxes on investor returns and future refinancing costs except expressly entered items.
  • Legal, licensing, environmental, engineering and lender-specific recognition require actual diligence.

Questions to prepare for a lender

Use these questions to organize a financing discussion. A lender sets its own credit requirements and determines which evidence applies to your transaction.

How are the reported receipts independently reconciled?

Provide payment-system exports, dated coin logs, bank deposits and tax/book records, with unexplained differences retained rather than smoothed away.

Which machines and collection rights are actually being purchased?

Connect the purchase agreement, asset register, leases and route agreements to the revenue and collateral schedules.

What cash remains when machines need replacing?

Combine qualified equipment quotes, utility tariffs, service-capacity findings and installation downtime with all existing and proposed debt.
