Loan terms and ongoing obligations
Understand pricing, guarantees, collateral, cash controls, servicing, and maturity obligations.
Loan structure determines how a financing agreement behaves as rates, property performance and time change. A quote’s coupon is only one part of that behavior. Floors, future advances, reserves, cap terms and extension conditions can affect cash needs at different dates. This path begins with interest calculation, then tests whether the borrower can satisfy the obligations needed to keep the financing in place through its planned business cycle.
Does an interest-rate cap solve extension risk?
A cap addresses the exposure described in its own contract. Extending the loan may separately require notice, fees, a replacement cap, a performance test or a paydown. Identify each actual condition instead of treating cap ownership as permission to extend.
How should an extension be represented in a model?
Use a conditional scenario with its notice deadline, costs and performance assumptions visible. Include the cash needed to satisfy conditions. If those conditions cannot be met, the model needs a repayment or replacement financing path rather than an automatic extension.
A path through this collection
Understand the payment mechanism
Identify the benchmark, reset convention, spread and floor. Calculate a payment using the stated balance and day-count assumptions before comparing the coupon with another proposal.
Map the cap and extension obligations
Compare cap expiry with loan maturity and the intended extension period. Read notice, counterparty, strike, notional and performance provisions in the governing documents; do not borrow another transaction’s conditions.
Test the cash consequences
Combine modeled fees, replacement cap cost and any required paydown with the sponsor’s available liquidity. Keep pricing assumptions separate from verified contractual obligations and obtain transaction-specific quotes where needed.
What you should have when you finish
- A payment calculation tied to the contract’s benchmark and accrual mechanics.
- A calendar of cap expiry, notice deadlines and maturity.
- A conditional extension budget and a separate plan if extension is unavailable.
